YOU MUST MEET THE FOLLOWING REQUIREMENTS

To trade in real estate, you must:

Be a resident of Canada

Be at least 18 years of age

Application for salesperson registration must be made within one year of successfully completing the last course in the pre-registration segment (Phase 3RES or Phase 3COM).

Complete the required RECO forms

Submit the appropriate fees

Have a good past record of financial responsibility and conduct

Have received a salesperson registration certificate

Be employed by a registered brokerage

 

YOU MUST COMPLETE THREE COURSES:  Phase 1, Phase2, and your choice of either Phase 3 residential or Phase 3 commercial depending on your career objectives.

Phase 1

Fee: $390 (includes Learning Package)

This first step to becoming a real estate salesperson:

  • Gives an overview of the benefits, challenges and limitations of a real estate career
  • Provides details regarding salesperson responsibilities, how the marketplace operates and what principles impact value, along with in-depth real estate calculations needed for listing and selling property
  • Develops the analytic skills and knowledge levels necessary to address advanced course materials

The Phase 1 Learning Package includes the latest editions of the Real Estate Encyclopedia and Provincial Reference Manual. A course workbook is provided for correspondence students. E-learning students use an online workbook. A complimentary carrying case is provided.

  • By registering in any OREA Real Estate College course, you are automatically deemed to have read and accepted all policies, rules, and regulations outlined in the College Program Standards.

Phase 2

Fee: $420
Pre-requisite: Successful completion of Phase 1

A demanding, detail-oriented program, Phase 2 gives you the knowledge you need to assist buyers and sellers making marketplace decisions. Phase 2 focuses on:

  • Property ownership rights and limitations
  • Current land registry systems and planning processes including land use restrictions
  • Statutory and legal requirements affecting real property
  • Marketplace trading practices are emphasized, as is a solid grounding in residential construction, agency relationships, and widely-accepted property valuation methods.

Phase 3 Residential

Fee: $620
Pre-requisites: Successful completion of Phase 1 and Phase 2

Students in the Pre-registration stage may select either Phase 3 Residential or Phase 3 Commercial to complete the pre-registration course requirement of the Real Estate as a Professional Career Program. The remaining Phase 3 not selected must be taken during the articling stage.

Challenging and workshop-oriented, Phase 3 Residential:

  • Is designed to meet the practical demands of today’s residential marketplace.
  • Emphasizes drafting skills for agency documents, residential agreements of purchase and sale (including condominium), and agreements to lease.
  • Follows the entire residential real estate transaction from initial listing to final negotiations and closing. You will encounter real-life scenarios demanding skills in offer preparation, counter-offers, clause writing, mortgage financing, and the use of standardized forms and procedures.

Phase 3 Commercial

Fee: $620
Pre-requisites: Successful completion of Phase 1 and Phase 2

The Phase 3 Commercial program is structured to complement agreement basics taken in the Phase 3 Residential program. Students in the Pre-registration stage may select either Phase 3 Residential or Phase 3 Commercial to complete the pre-registration course requirement of the Real Estate as a Professional Career Program. The remaining Phase 3 not selected must be taken during the articling stage.

In the Phase 3 Commercial course:

  • Focus is on basic investment decisions and the fundamentals of buyer/seller representation including proposals and marketing strategies.
  • As with Phase 3 Residential, you will draft agreements and prepare related documentation.
  • Emphasis is on discussions and exercises, which include specialty areas such as retail and office leasing, sale of businesses, and industrial real estate.
